If you're gonna spend time in Kyoto and want to save money and stay outside of city center, this is THE hotel to book. Absolute incredible value for your money. Even just the whole washroom itself is incredible and earns the 5 stars. It's like the GOAT of all washrooms, literally incredible. Rain shower, shower head, foot wash, jet stream for massages, then the bathtub has jets, a waterfall stream, you can dim the lighting to set the ambiance, fill up your tub at 300% speed. The beds are SO COMFORTABLE. The pillows are phenomenal. I slept so good. This was the first ever hotel where I enjoyed their bedding and linens more than my own at home. I really felt at home. They give you robes to wear to feel comfortable, the kitchen is stocked with plates, bowls, utensils, pot and pan, and cookware. You'll need to buy oil and salt and pepper though. Staff are extremely friendly, free laundry detergent. They even have a steaming machine! The laundry machines were a little hard to use though and it shrunk our clothes and clothes didn't fully dry. The location is so ideal. It's close to a Lawson's and Family Mart, along with the Daily Yamazaki (convenience stores). 5 mins to bus stop, ~8-10mins to Tofukuji station, which is only one stop away from Kyoto station. It's ~20 mins to Gion-Shijo (train station to Nishiki Market). Getting around was fast and easy, but keep in mind the trains don't come as frequently as the ones in Tokyo so you'll want to check the timetable in advance. There's a JR line that passes through here too, so you can get to Nara directly from the station without needing to transfer. I have recommended this place to friends and we have all loved it. Love the extra bedroom with the sliding doors to create extra privacy. The rooms are spacious and huge! They also have a lovely little rooftop lounge area that's big too. Great place for looking at the sunrise/sunset. A MUST STAY when you're in Kyoto.

My family of 4 spent 5 nights there and liked the hotel overall. The room was quite large with 3 beds including the sofa bed, and including one bed which could be sealed off by a sliding door. There was also a small kitchen, including hot plate, fridge and microwave. It´s located in a quiet area of the city about 15 mins walk from Kyoto Station, but a bit closer to 2 other smaller stations - so that might be a drawback for some, though we liked the quiet location near the river. There aren´t many facilities in the hotel, including no restaurant, though there are plenty of food shops and restaurants nearby, and they provided free coffee and tea packets. There were 4 handy washing machines and 4 dryers, though Reception didn´t provide coins, meaning we had to go out and collect the 100 yen coins ourselves. Handily, there´s a foreign exchange machine in the lobby with exchange rates similar to elsewhere in the city.

We traveled as a family with an infant, and it was a great comfortable experience to stay at the Family Suit. It’s modern, clean and quite spacious. The shower is THE BEST we’ve had, having numerous strengths and settings. You also get a nice bath with jets, perfect for relaxation. The beds are comfortable. The parking next to the hotel was only 1000 yen a night and had a spot for 6-7 cars, and we always got lucky having a spot in the evening when we got back. The staff is helpful. And wow, their rental yukatas are so comfortable, definitely take those for your stay. Honestly, for the great price the hotel offers, it’s been an awesome experience!

The shower was top notch! I am not sure if this is in every room but we rented the traditional/modern combo where you sleep on tatami mats as well as a separate room with a full / queen bed. The shower set up came with a handheld as well as a rain shower. The water pressure was amazing! My husband and I made sure this was the talking point to get our kids to shower lol. It was nice to have a laundry room that is free of use which included free laundry detergent.

A good bathroom, 2 sinks, all accessories, toothbrushes, toothpaste, a glass for brushes, a hair dryer, hand wash in the form of foam. A set of towels, large and small for each family member. There is a large hanger with hangers for outerwear. There are all kitchen utensils and a kettle. Porcelain dishes. Comfortable pillows and beds.
